I am originally from Slovenia but lived in London for 18 years until 2005 when, fed up with the rain, I decided to move to sunny Spain with my family.
After a while, I started to rent out holiday homes in the area of Cumbre Del Sol and have now been in this business for more than 14 years.
Sometimes my renters are also a house buyers and this is how I started to sell properties. However, due to the challenges brought along by the pandemic.
I have now prioritized selling houses. I am very easygoing, honest, and helpful. I will do my best to find the right property for your needs.
Here is how it goes in stages.
RESERVATION DEPOSIT: After you choose the house of your dreams, the reservation deposit is from 3.000 € to 5.000 €, that depends on the price of the property.
NIE NUMBER; all foreigners in Spain must have NIE number, this is the citizen registration number, and you need this in order to purchase the property, or in fact for anything else, like buying a car or furniture. The local gestor or lawyer can apply for it on your behalf. You can also apply for it in person, it just takes longer to get it.
LAWYER: a good lawyer is especially important for property buying procedure. The lawyer will work for your interest and guide you through the purchasing stages. You are free to find your local lawyer. I can recommend you a good lawyer with credibility.
PURCHASE CONTRACT. Purchase contract is signed by both parties once the lawyer has all required documents and all searches were done correctly. At this time 10 % deposit is paid to the seller and the seller and buyer can agree on the notary date for completion. The completion day can be few days later or even few months later, this is down to mutual agreement.
LEGAL SEARCHES: The lawyer will do legal searches of the property, to make sure, there is no outstanding debt to it or some irregularities that need to be corrected. if you cannot be present at completion day, you can give to your lawyer power of attorney. This means, your lawyer will complete the purchase on your behalf.
NOTARY DAY: The lawyer will prepare all documentation on your behalf. If you choose to be present, then valid passport is required to be verified. On this day, the final 90 % payment is done and the final completion purchasing contract is signed between seller and buyer. If you are taking a mortgage, the bank manager, will also be present. The keys will be collected, and you are the proud owner of your castle.

EPC is energy certificate; this is particularly important document to have it in order to sell or rent your property.
CEDULA/HABITATION CERTIFICATE is required to renew every 10 years and it is necessary to have it , to sell your property.
